Landlords Retained Property - The proposed letting comprises part of the historical unit known as North Farm, Roos'.

A licence or short term periodic Farm Business Tenancy may be available to the Tenant(s) to facilitate the use of the same until the buildings are redeveloped.

Plans Areas And Schedules - Areas in these details are based upon the OS and the outgoing tenant's most recent plans as held by the Rural Payments Agency. All areas are subject to verification.
Basic Payment Scheme (Bps) Entitlements - No BPS entitlements are included with the letting.
The BPS entitlements which have been used in conjunction with the land on the holding to claim BPS may be available for purchase from the outgoing tenant by separate negotiation.
Agri - Enviroment Schemes - The land is not currently subject to any agri-environment schemes.

The land is let subject to all easements, wayleaves and rights of way whether formally mentioned in these letting particulars and the tenancy agreement or not. The Landlords will retain the payment for all easements and wayleaves on the land and will reserve the right to grant further rights.
Sporting Rights - Sporting rights will be reserved to the Landlords and will not form part of the letting.
Soil Analysis - A copy of the most recent soil analysis will be made available to prospective tenants with the tender form
Nitrate Vulnerable Zone - The land is included within a Surface Water NVZ.
Stamp Duty Land Tax - SDLT may be payable by the Tenant(s) on the Farm Business Tenancy and prospective Tenant(s) are advised to make their own enquiries to satisfy themselves as to their potential liability for SDLT.

Method Of Letting - The property is to be let by informal tender on a Farm Business Tenancy for 7 years commencing on the 16th September 2021. A copy of the Heads of Terms on which the tenancy agreement will be based will be provided with the tender form.
Interested parties must submit their tender for the property by 12 noon on Friday 23rd July 2021 on the tender form and in a sealed envelope clearly marked: NORTH FARM, ROOS TENDER to the Exchange Street office of Dee Atkinson & Harrison in Driffield. Tenders by fax or email will not be accepted.
Tenders should be based on a fixed rent per annum for the 7 year letting and are invited for the Whole, or the land only, or in the alternative.
Interested parties should note that there will be no provision in the tenancy agreement for the rent to be reviewed during the fixed term. We recommend that tenders are submitted for an odd figure to prevent two identical tenders being received.
The owners reserve the right not to accept the highest or any tender.
